2 Birmingham industrial buildings sell for $12.6M

Coro Realty has completed the sale of two industrial buildings on Birmingham’s Messer Airport Highway for $12.6 million.

 

Details of the Sale

 

The properties, located at 3636 Seventh Avenue North and 608 37th Street North, were part of a larger industrial portfolio. Coro originally purchased the buildings in early 2023 for $8.6 million in partnership with H2RE Capital. The buyer has not been disclosed.

 

Strategic Location

 

Both buildings are situated near Birmingham-Shuttlesworth International Airport. They are part of a last-mile infill distribution hub that serves a mix of national and local operators. This location makes the properties valuable for logistics and distribution companies needing quick access to the airport and surrounding infrastructure.

 

Company Perspective

 

According to Coro Realty, the sale reflects the success of its investment strategy. Adam Holland, vice president of asset management, said the company’s approach focused on improving the properties, strengthening tenant relationships, and bringing the assets to market at the right time. Coro and H2RE will continue to pursue similar value-add opportunities with the rest of the portfolio, which remains fully leased.
