A downtown Birmingham property near the city’s medical research corridor just sold for $2.2 million. The deal signals continued investor confidence in the area.
UAB 2300 Building sells for $2.2 million
BP Capital Group purchased the UAB 2300 Building at 2300 Seventh Ave. S. from Shannon Waltchack. Birmingham-based Leitman Perlman brokered the deal and closed it Friday.
The 19,500-square-foot building sits on a 28,500-square-foot parcel near Birmingham’s medical district. Because of its location, the property continues to attract long-term institutional tenants.
UAB continues long-term occupancy
The University of Alabama at Birmingham has occupied the building since 2012. The university uses the space for its art and theater departments.
Over the past decade, UAB has renewed its lease six times. In 2025, the university signed a new three-year lease, reinforcing its commitment to the property. Additionally, contractors installed a new roof and HVAC system in 2023, which strengthened the building’s long-term value.
New owners plan exterior upgrades
Now, BP Capital Group plans to invest about $30,000 in façade improvements. The upgrades will include repainting the exterior and replacing damaged windows and doors. As a result, the building will receive a refreshed look while maintaining its current tenant.
Meanwhile, Leitman Perlman will manage the property and begin discussions with UAB ahead of the next renewal period.
Ultimately, the sale highlights continued growth and reinvestment in downtown Birmingham’s research and medical corridor.
