What’s next for 20 Midtown after Outback Steakhouse closure?

Plans are already underway to fill the restaurant space recently vacated by Outback Steakhouse at 20 Midtown in downtown Birmingham.

 

Outback Leaves 20 Midtown

 

The national restaurant chain closed its 20 Midtown location on October 26, 2025, just over a year after opening. The decision was part of a larger corporate restructuring that also led to closures in several other states, including one on U.S. 280 in Inverness.

 

Despite the change, Outback continues to operate in Hoover, Fultondale, and a dozen additional locations across Alabama.

 

According to RGS Properties, which co-developed 20 Midtown, the closure was not specific to Birmingham’s market. Outback had signed a long-term lease for the 6,650-square-foot space and remains responsible for maintaining the property while a new tenant is found.

 

Marketing efforts are now focused on attracting a replacement tenant that aligns with the existing mix of businesses in the development.

Developer Plans for the Space

 

The property’s co-developer, Dick Schmalz, has indicated that efforts are being made to secure a new restaurant or retailer as soon as possible. The location’s high visibility and foot traffic along 20th Street South are expected to generate strong interest from potential tenants.

A Strong Development Continues

 

Even with Outback’s departure, 20 Midtown remains a healthy and active mixed-use development. The site continues to host popular dining options such as Milo’s Hamburgers, Panda Express, Toasted Yolk, Cava, and Chipotle, as well as the anchor tenant Publix. The area continues to draw both residents and visitors, reflecting steady commercial and residential growth in downtown Birmingham.

 

As new tenants are considered, the 20 Midtown development is expected to maintain its role as a key destination in Birmingham’s revitalized city center.
