Birmingham firm breaks ground on Tennessee medical project

A Birmingham-based healthcare real estate company has begun construction on a new inpatient rehabilitation hospital in the Chattanooga region.

New Facility Under Construction in Ooltewah

The Sanders Trust has started work on the CommonSpirit–Memorial Rehabilitation Hospital in Ooltewah, Tennessee. The facility will cover about 56,000 square feet and include 40 inpatient beds.

 

The project is a joint effort between CommonSpirit Health and Lifepoint Rehabilitation. Construction is underway, and the hospital is expected to open next spring.

Focus on Specialized Patient Care

The new hospital will treat adults recovering from serious medical conditions that affect mobility and function. These include stroke, brain injury, and neurological disorders.

 

Twelve of the 40 beds will serve patients recovering from brain injuries. The design also includes specialized therapy gyms and spaces that simulate daily living activities to support rehabilitation. Outdoor courtyards will provide additional areas for patient movement and recovery.

Design and Regional Impact

The facility was designed by architectural firm ESa (Earl Swensson Associates). Plans focus on modern rehabilitation spaces that support long-term patient recovery and therapy.

 

Sanders Trust leadership said the project will expand access to inpatient rehabilitation services in the region. The company described the hospital as part of a broader effort to improve healthcare infrastructure across surrounding communities.

 

Once completed, the hospital will serve patients from across the greater Chattanooga area and nearby regions.
