Demolition begins at former Brookwood Village Mall

Demolition work started Monday at the long-vacant Brookwood Village mall in Birmingham, marking a new chapter for the property.

Orthopedic clinic conversion continues

While crews begin tearing down portions of the 52-year-old mall, work continues to convert the former Belk store into a $124 million, 135,000-square-foot orthopedic clinic for Andrews Sports Medicine.

 

The clinic represents the first phase of redevelopment for the aging property.

Mall’s decline and redevelopment plans

Brookwood Village, along U.S. 280, lost its last tenant two years ago after a gradual decline worsened by the COVID lockdown and competition from nearby shopping destinations. Fairway Investments and Pope & Land Real Estate, who purchased the mall in 2021, announced plans last month to demolish areas that no longer meet modern retail, workplace, or community standards.

 

Interior demolition will begin before full teardown in April, with more redevelopment details expected later this year.

History of Brookwood Village

Opened in 1974, the mall underwent a $35 million remodeling in the late 1990s, adding a streetscape and dining options. Cypress Equities spent $20 million renovating the 816,000-square-foot property in 2015.

 

Despite these upgrades, Brookwood Village faced the same national trend of declining mall traffic due to online shopping.
