Historic Yeilding’s Building undergoing $9.4 million Downtown Birmingham renovation

One of downtown Birmingham’s most historic buildings is being transformed into a mixed-use residential and retail destination.

Yeilding’s Building Gets a New Chapter

Developers are restoring the former Yeilding’s Department Store building at the corner of 22nd Street and 2nd Avenue North. The $9.4 million project will convert the landmark into studio and one-bedroom apartments while preserving its historic character.

 

The Birmingham City Council recently approved a right-of-way agreement for a replica of the building’s original corner sign. City leaders said the vintage-style sign will closely match the historic version that once identified Birmingham’s first department store.

Apartments, Retail, and Rooftop Amenities Planned

The three-story building will include 42 apartments ranging from about 400 to 700 square feet. In addition, the redevelopment plans include approximately 12,000 square feet of commercial space on the ground floor and mezzanine, creating room for future retail or restaurant tenants.

 

Residents will also have access to a rooftop terrace with an outdoor kitchen, fire pit, lounge, fitness center, bike storage, and personal storage lockers.

A Landmark with Deep Birmingham History

Yeilding’s first opened in 1876 as Birmingham’s first department store before relocating to its iconic downtown building in 1911. The business operated there for nearly 70 years before closing in 1980.

 

Today, the redevelopment aims to preserve that legacy while bringing new housing and commercial activity to the city center. The project is led by 2129 Yeilding LLC, a partnership between Gladstone Equity Partners, Friedman Realty, and Harbert Realty Services, with construction expected to finish by the end of 2026.
